Fort Hunt and Mount Vernon: Schools, Parks, and the Parkway Trade-Off

You found a house you like. The listing says Alexandria. The school names are new to you, the map shows a river a few blocks east, and someone at work has already told you the George Washington Memorial Parkway is "either the best commute in the region or the worst."

Both can be true. It depends on the address.

In our experience, relocating buyers looking at Fort Hunt and the communities along the southern Parkway ask three questions: which schools, which parks, and what the drive is really like. Here's what we'd check for the specific address you're considering before you write an offer.

First, where Fort Hunt and "Mount Vernon" actually sit

Fort Hunt is in Fairfax County. So is the area most people mean when they say "Mount Vernon." Neither one is inside the City of Alexandria, even though the mailing address on the listing reads Alexandria. That matters for your tax bill, your trash pickup, and above all your school system.

"Mount Vernon" also means several things at once: George Washington's estate at the south end of the Parkway, a broad mailing area, and the name of a Fairfax County School Board district. Keep those apart and the rest of this gets much easier.

Mount Vernon, VA schools: start with the address

Fairfax County Public Schools assigns schools by street address, not by neighborhood name. A subdivision called Fort Hunt, or a "Mount Vernon" line on a listing, doesn't settle it. The only answer that counts comes from typing the exact address into the Boundary Locator on the FCPS website.

This year that step matters more than usual. The School Board approved new attendance boundaries in January 2026, the first divisionwide review of school boundaries in more than 40 years, and the changes take effect for the 2026-27 school year, according to FCPS.

Fort Hunt Elementary is one of the schools touched directly. FCPS's executive summary of the boundary review lists it among the schools whose attendance islands were eliminated. If a seller, a neighbor, or an older listing tells you which school a house goes to, run the address yourself. An assignment that was right last spring may not be right this fall.

Schools in the Mount Vernon School Board district

FCPS's Mount Vernon District schools page lists the schools in that School Board district. Among them:

  • High schools: Mount Vernon, South County, and West Potomac
  • Middle schools: Sandburg, Saratoga, South County, and Whitman
  • Elementary schools, including: Belle View, Bucknell, Fort Hunt, Hollin Meadows, Riverside, Stratford Landing, Waynewood, and Woodley Hills

That list is a set of names, not a map. A school sitting in the Mount Vernon district doesn't tell you which homes it serves. For that, it's back to the Boundary Locator, one address at a time.

Parks and trail access in Fort Hunt and Mount Vernon

Fort Hunt Park

Fort Hunt Park is National Park Service land, run as part of the George Washington Memorial Parkway. It began as an Army coastal-defense post, and you can still walk around the exteriors of Batteries Robinson, Sater, Porter, and Mount Vernon. Our Fort Hunt guide goes deeper on that history.

For everyday use, the NPS Fort Hunt Park page lists a 1.3-mile Main Loop, picnic pavilions you reserve through recreation.gov from April through October, and free summer Sunday-evening concerts at Pavilion A. The grounds are open sunrise to sunset.

The Mount Vernon Trail

East of the park, the Parkway's riverside path is the other half of the story. The NPS describes the Mount Vernon Trail as an 18-mile paved multi-use trail stretching from George Washington's Mount Vernon to Theodore Roosevelt Island. For homes close to it, that's a walking, running, and bike route north along the Potomac.

How close is close enough? That's personal. We'd walk it from the front door of any house you're serious about, at the time of day you'd actually use it.

The Parkway trade-off

The same road that gives Fort Hunt its river views and its trail is also a commute route with real limits, and planned changes depend on current project status.

What you get

A scenic drive north along the river. Quick access to the trail and the parkland. And for many addresses, a way toward Old Town and points north that doesn't involve Richmond Highway.

What it costs

There's no Metro station in Fort Hunt, so the daily trip north leans on the roads, and the Parkway is one of the main ones. In its 2021 restriping announcement, the National Park Service said the southern Parkway carries "over 25,000 vehicles daily." That restriping created two northbound lanes, one southbound lane, and one turn lane between Stratford Lane and Tulane Drive.

What's planned

The NPS South Section and Mount Vernon Trail Improvement Plan covers about 8.5 miles of Parkway north from George Washington's Mount Vernon estate. According to the NPS Finding of No Significant Impact for the plan, issued in January 2024, the NPS has not comprehensively rehabilitated the Parkway South Section since its original construction in 1932.

The plan the NPS selected in January 2024 called for these changes, subject to current project status:

  • The Parkway would drop to one southbound travel lane between Mount Vernon and Belle View Boulevard, and one northbound lane between Mount Vernon and Tulane Drive.
  • The Mount Vernon Trail, typically 8 to 9 feet wide, would widen to a maximum of 10 or 12 feet, depending on the section.
  • Four trail bridges would be replaced, with repairs planned for 29 more.

At the time, NPS said initial design work and planning would come first, with a full construction schedule and traffic management plan to follow. Check the NPS project page for current status before you count on any timeline.

How we'd weigh it

Our read: the Parkway is a reason to love a Fort Hunt address and a reason to test one. A wider trail could be a gain if you run or bike it. Fewer travel lanes would be a factor to test if you drive north at rush hour, not evidence of a measured commute delay. Neither tells you whether a particular house works for your household.

So drive it. Leave the house you're considering at the hour you'd actually leave for work, and do it on a weekday, twice. Our Kingstowne commute guide lays out the same test-it-yourself method for the Metro and interchange side of the county, and it works just as well on the Parkway.

What homes sold for in the 22308 ZIP code this August

Market numbers here come with one caveat up front. The figures below cover the 22308 ZIP code, which includes Fort Hunt and Waynewood, but a ZIP code isn't a neighborhood. These aren't Fort Hunt-only numbers, and they aren't City of Alexandria numbers either.

According to our analysis of Bright MLS closed-sale data, the 22308 ZIP code recorded 15 closed sales in August 2026, with a median sale price of $1,025,000. In August 2025, the same ZIP code recorded 11 closed sales at a median of $870,000.

Homes that closed also spent less time on the market. Median days on market in the 22308 ZIP code was 14 days in August 2026, compared with 29 days in August 2025, per our analysis of Bright MLS closed-sale records.

Figures are our analysis of individual Bright MLS closed-sale records for all residential property types in the 22308 ZIP code, Fairfax County. They may differ from published Bright MLS or Long & Foster reports for the same area.

Our read on these numbers: a single month in one ZIP code rests on a small handful of sales, and one or two larger homes can move the median a long way. How we'd tour Fort Hunt homes for sale

If you're searching Fort Hunt homes for sale from out of town, here's the order we'd work in:

  1. Run the address in the FCPS Boundary Locator before you fall for the kitchen. If someone hands you an older printout, it may predate the 2026-2027 boundary changes.
  2. Drive the Parkway at your real commute hour, northbound in the morning and southbound in the evening.
  3. Walk to the Mount Vernon Trail or Fort Hunt Park from the front door and time it.
  4. Check the NPS project page for the Parkway plan's latest status, especially if the house sits near Belle View Boulevard or Tulane Drive.
  5. Ask us about the block. A ZIP code median says nothing about which side of the street backs onto parkland or how the morning traffic stacks up at the nearest Parkway entrance.
