You have a number in your head. Maybe a lender gave it to you. Maybe you worked it out at the kitchen table on a Sunday night.
Then you search "Alexandria," and the results run from a small condo to a big brick colonial, and the number stops meaning much.
That's normal. Alexandria prices start to make sense once you know three things: which Alexandria you mean, what kind of home you're pricing, and what the price turns into every month. Let's take them in order.
Which Alexandria are you shopping?
The City of Alexandria is an independent city covering 15.3 square miles, according to the City's GIS office. It isn't part of Fairfax County. But the Alexandria name on an envelope reaches well past the city line.
The City's tax guide for new residents says so directly: some Alexandria postal addresses are located in Fairfax County. ZIP codes 22301, 22305, 22313 and 22314 sit entirely inside the City. ZIP codes 22302, 22304, 22311 and 22312 are shared between the City and Fairfax County.
Then there's 22307. It carries an Alexandria mailing address, but it's a Fairfax County ZIP code and isn't in the City of Alexandria at all. It includes Belle Haven and New Alexandria.
Why does that matter for a budget? The jurisdiction sets your real estate tax rate and decides which local fees land on your bill. Two homes with the same price and the same "Alexandria" on the mailbox can carry different yearly costs.
One more thing before the numbers. The sales figures in this guide come from the 22307 ZIP code, which includes Belle Haven. What sold in the 22307 ZIP code this August
In August 2026, the median sale price in the 22307 ZIP code, which includes Belle Haven, was $1,187,500 on 10 closed sales, according to Bright MLS closed-sale data. In August 2025, the median was $610,000 on 17 closed sales.

The August median nearly doubled from one year to the next.
Before anyone reads that as "22307 homes doubled in value," look at the sale counts. One month. A small group of closings.
A median from a group that size moves with the mix. If a few larger detached homes close in one August and more condos or townhouses close the August before, the middle number jumps even if no single house is worth a dollar more. My read is that mix explains most of this gap. It isn't same-home appreciation, and it isn't a trend line.
What it does tell you: the homes that closed in 22307 this August were, as a group, priced well above last August's group. If you're budgeting for this ZIP code, treat the median as the middle of one month's closings. It isn't a floor, and it isn't a ceiling.
How fast those homes sold
Median days on market for closed sales in the 22307 ZIP code was 17 days in August 2026, compared with 27 days in August 2025, per the same Bright MLS closed-sale data.
At the median, the homes that sold this August spent less time on the market than last August's sales did. That describes homes that closed. It doesn't count what's for sale today, and it doesn't tell you whether anyone faced multiple offers.

What your budget buys, by type of home
Property type moves price more than almost anything else.
Fairfax County's tax year 2026 assessment release shows the gap. These are mean assessed values across all of Fairfax County. They aren't sale prices, and they aren't 22307 figures:
- Single-family homes: $1,012,504
- Townhomes: $612,580
- Condominiums: $387,560
- All improved residential property: approximately $829,895
The order is the useful part. Condo, then townhouse, then detached.
An assessment is the county's estimate of value for tax purposes, and a real sale can land above or below it. Still, as a rough read: a budget near the countywide condo average points you mostly toward condominiums. A budget near the townhome average brings townhouses into view. Detached homes assess higher still.

What the price becomes each month
A purchase price is a one-time number. You live with the monthly one.
Freddie Mac's Primary Mortgage Market Survey put the national 30-year fixed average at 7.28% as of October 1, 2026. The 15-year average was 6.60%. That's a weekly national average drawn from loan applications, not a quote for you. Your lender sets your rate.
Principal and interest on any price come down to three things you settle with your lender: the rate you lock, the size of your down payment, and the loan term. Ask for a Loan Estimate on a real price before you set your search range. When you compare payments, make sure you're looking at more than principal and interest. Property tax, homeowners insurance, association dues, and mortgage insurance (when the down payment is small) all sit on top.

Taxes, fees and the rest of the bill
This is where the first section pays off. Your tax rate follows the jurisdiction, not the mailing address.
In Fairfax County, which includes 22307, the 2026 base real estate rate is $1.12 per $100 of assessed value, per the county's Department of Tax Administration. The Stormwater Service District adds $0.0325 per $100. A leaf collection charge of $0.019 per $100 and a refuse fee of $630 per dwelling unit apply only where those districts or services cover the parcel, so check the specific address.
In the City of Alexandria, the FY27 budget adopted in April maintains the real estate rate at $1.135 per $100 of assessed value.
By our math, a Fairfax County home assessed at $600,000 owes $6,720 a year in base real estate tax, before any district charges. Tax is figured on the assessment, not on what you paid.
Two costs no average can price for you: homeowners insurance and association dues. Get an insurance quote on the actual house. Read the association's budget and dues schedule before you commit to a condo or townhouse community. And look up the address on FEMA's flood map, especially anywhere near the water.

It's the question behind every search. Which part of Alexandria gives you the most home for the money?
One ZIP code's sales can't rank Old Town against Del Ray against Belle Haven. Neighborhood medians also blend very different housing. An area with lots of condos can look less expensive than an area of detached homes without being a better value for the home you actually want.
