Every August the same conversation starts up over coffee. A homeowner in Del Ray or Old Town reads a national headline about the market cooling, looks around at the house they own, and wonders: does any of that apply here? What is this home actually worth right now?
Fair question. Here's the honest answer for Alexandria, Virginia this month: the numbers still favor the people who own the homes, not the people shopping for them. But there's more nuance in the data than the phrase "seller's market" suggests, and the nuance is where the useful information lives.
Is Alexandria a buyer's or seller's market right now?
Alexandria, Virginia is a seller's market as of August 2026. The city carried 2.3 months of housing inventory in July 2026, homes sold at 100% of list price in a median of 12 days, and 33% of sales closed over original asking, according to Bright MLS data in Long & Foster's August 2026 market report.
The yardstick behind that call is months of inventory: how long it would take to sell everything currently listed at the current sales pace. Under four months favors sellers. Four to six is balanced. More than six favors buyers. At 2.3 months, Alexandria sits comfortably on the seller side of the line.
And then there's the pace. Twelve days. That's the median time a July listing spent on the market before going under contract. I've had clients take longer to pick a paint color.
The July 2026 numbers
171 homes sold in Alexandria in July 2026 at a median sale price of $707,000, up 4% from $680,000 in July 2025. On average, homes sold at exactly their list price, same as last July, and went under contract in a median of 12 days against 14 a year ago. Year to date, 1,247 homes have sold here, just ahead of the 1,239 that had closed by this point in 2025.
Sales did ease from June, when 209 homes closed at a median of $760,000. I read that as the normal summer rhythm rather than a turn. Spring is loud in this market, late summer exhales, and the year-to-date count says demand hasn't gone anywhere.

What does this mean for what your home is worth?
The median sale price in Alexandria, Virginia reached $707,000 in July 2026, up 4% from $680,000 a year earlier, per Bright MLS data. Homes that closed in July sold at full list price on average, and one in three brought more than the owner originally asked.
If you've owned here for a while, that's a favorable backdrop. It is not a promise about any particular address. Medians describe the middle of the market, and no two blocks in this city behave identically. A renovated rowhouse near the water and an original-condition colonial two miles inland are having different years.
What the backdrop does tell you is that buyers are still meeting sellers at their number. When a third of sales close over original asking, pricing power is real. The question for any individual home is where it sits in the mix, and that takes a walk-through, not a median.
The part that catches homeowners off guard
Alexandria is running at two speeds, and one comparison shows it. The homes that sold in July went under contract in a median of 12 days. The homes still sitting on the market as of August 14, 2026 have been listed for a median of 48 days.
Same city. Same month. Two very different experiences.
As of August 14, 2026 there were 399 homes for sale in Alexandria and 160 under contract, with active listings asking anywhere from $139,500 to $5,595,000 and a median asking price of $515,000. Notice the gap: the typical active listing is asking $515,000 while the typical July sale closed at $707,000. What's sitting is not the same mix as what's selling.
The lesson, if listing has crossed your mind: this market rewards preparation and accurate pricing, and it has little patience for aspirational numbers. Priced right, a home can move in under two weeks. Priced wrong, it joins the 48-day club, and buyers start asking what's wrong with the house instead of what's right with it.
