You found a house you love. The listing says Alexandria. Someone at work asks which schools it's zoned for, and you realize you don't actually know.

That's the right moment to stop and check, because in Northern Virginia the word "Alexandria" on an envelope doesn't tell you which school division serves the home. Families who move here often ask us some version of "are Alexandria schools good?" Our answer always starts in the same place: first find out whether the address is served by Alexandria City Public Schools (ACPS) or Fairfax County Public Schools (FCPS). Everything else follows from that.

The short answer: ACPS vs FCPS starts with the address

  • The City of Alexandria is an independent city. Homes inside the city line are served by ACPS.
  • Some homes with an Alexandria mailing address sit in Fairfax County. Those homes are served by FCPS.
  • Both divisions redrew attendance boundaries for 2026–27. A listing description, an older neighborhood guide, or a seller's memory can be out of date.
  • Use each division's own locator for the exact street address before you go under contract, and confirm registration rules with the registrar.

Why an "Alexandria" address can mean Fairfax County schools

Here's a concrete example. The 22307 ZIP code, which includes Belle Haven, carries an Alexandria mailing address. It is in Fairfax County, not the City of Alexandria. A family buying there registers with FCPS.

Homes there change hands like anywhere else. According to our analysis of Bright MLS closed-sale data, 10 homes closed in the 22307 ZIP code in August 2026 at a median sale price of $1,187,500. In August 2025 there were 17 closed sales at a median of $610,000. With only 10 and 17 sales in these two August snapshots, we wouldn't infer a trend from the difference in medians.

Figures are our analysis of Bright MLS closed-sale records for all residential sales in the 22307 ZIP code, which includes Belle Haven. A ZIP code isn't the same as a neighborhood, and every one of these sales sits in Fairfax County, outside the City of Alexandria.

The same caution applies across the region. Don't rely on a ZIP code list or a mailing city. Run the exact address.

Inside ACPS

ACPS reports 15,928 students as of September 30, 2025, across 18 schools: one Pre-K school, twelve elementary schools, two K-8 schools, two middle schools, and one high school with four campuses.

That single high school matters for buyers. ACPS has one high school, Alexandria City High School, which describes itself as serving more than 4,500 students in grades 9-12 across its King Street, Minnie Howard, Satellite, and Chance for Change campuses. The school's site lists the Academies at Alexandria City, Advanced Placement, AVID, Career and Technical Education, Dual Enrollment, Music, Theatre Arts, and the Governor's Health Sciences Academy among its programs.

Inside FCPS

FCPS is a much larger system. For the supplied 2025–26 source period, the division's About FCPS page reports more than 177,000 students from pre-kindergarten through grade 12 in 200 schools and centers, and more than 1,600 buses running each day.

FCPS also runs Thomas Jefferson High School for Science and Technology (TJHSST), a regional admissions school. Applicants must live with a parent or guardian who resides full time in a participating division, and must have at least a 3.5 unweighted GPA in core academic courses, according to FCPS eligibility requirements. The participating divisions are Arlington County, Fairfax County (including the City of Fairfax), Falls Church City, Loudoun County, and Prince William County. The City of Alexandria is not on that list. For a family that has TJHSST on its radar, that one detail can decide which side of the city line to shop.

FCPS also offers advanced academic programs and Dual Language Immersion. Program placement works differently from neighborhood assignment, so ask the division directly about the specific program and the address you're considering.

Both divisions redrew boundaries for 2026–27

This is the part that catches people.

ACPS adopted new school boundaries that took effect on July 1, 2026, affecting approximately 1,400 currently enrolled students. The division offered one-year and two-year deferrals for certain grades and siblings, with deferral forms due January 15, 2026. The ACPS School Boundaries page links to the division's Attendance Zone Locator, which identifies the assigned elementary, middle, and high school for an address and determines bus eligibility.

FCPS adopted its own boundary changes for 2026–27, affecting approximately 1,700 students at 46 schools, according to the FCPS announcement of the approved changes. FCPS says some other areas were flagged for the next boundary review cycle in about five years.

In our experience, the older the source, the more likely it predates these changes. A listing that says "zoned for" a particular school, a neighborhood listserv post, or a neighbor's recollection may describe last year's lines. Check the current locator yourself, write down what it shows, and do it before your offer, not after.

Walk zones and buses: what to check for each address

The exact address also decides whether your child rides a bus.

ACPS sets walk zones by distance. Elementary and middle school students who live within one mile of their school walk, and high school students within 1.5 miles walk. Families can ask for an exception through the Walk Zone Bus Service Request form, and ACPS said final decisions on this school year's requests would be communicated on or before September 30, 2026.

For a buyer, that means two houses a few blocks apart can have different morning routines. If bus service matters to your household, run the locator on each finalist address.

On the Fairfax County side, contact FCPS transportation with the exact street address, your child's grade, and the intended school year to confirm bus eligibility and any walk-zone or exception rules before you write an offer. Registration: what to have ready, and when

Both divisions register students at the address where the family lives. That makes the timing of your closing or lease start part of your school plan.

ACPS registration

ACPS requires City of Alexandria residency, and its FAQ describes living at the address as "sleeping at the residence nightly." The ACPS documentation requirements ask for one primary proof of residency (such as a lease, or a deed or initial contract with a property tax copy) plus two supporting documents, such as a utility bill dated within 30 days. You'll also need a birth certificate, a photo ID, immunization records, and a physical completed within the 12 months before starting school.

For kindergarten, the ACPS registration FAQs say a child may enroll if they turn five on or before September 30, 2026. This school year's first day on the traditional calendar was Monday, August 24, 2026.

If you're buying and your closing date lands close to the start of school, call ACPS registration and ask exactly which documents they'll accept before settlement.

FCPS registration

FCPS requires that the student reside in Fairfax County with a parent. Kindergarten registration happens at the local school, and older students register at the local school or a Student Registration Welcome Center. Families bring proof of Fairfax County residency, a birth certificate, parent ID, and health and immunization information, and the student and at least one parent must attend, per the FCPS registration page. FCPS uses the same kindergarten rule: a child may enter if they turn five on or before September 30 of that year.

Where to read the state's own school data

Families who want school-level information can go to the Virginia Department of Education's School Quality Profiles, which publish the state's own data for every public school in Virginia, both ACPS and FCPS. Read the profile for the specific school the locator assigns, not a division-wide summary.

A simple checklist before you write an offer

  • Confirm whether the property is in the City of Alexandria or Fairfax County. The mailing city won't tell you.
  • Run the exact address through that division's current boundary locator, and save a screenshot with the date.
  • Check walk-zone and bus eligibility for the address.
  • If a regional program like TJHSST matters to you, confirm the address is in a participating division.
  • Call the registrar with your expected closing or lease date, and ask which residency documents they'll take.

Our read: none of this is complicated, but all of it is address-specific. Complete these five checks before you write an offer, then confirm registration timing with the school.
